We were invited to diagnose the condition of the floor in a private garage. The owner faced a problem when the ceramic tiles previously laid began to detach from the base over time.
During the initial inspection and partial removal of the coating, the main cause of damage became clear. It turned out that the tiles were glued with an adhesive mixture intended only for indoor use, which could not withstand the operating conditions of the garage.
Since the quality of the base was also questionable, we conducted a non-destructive strength test of the screed using a Schmidt hammer. The diagnosis showed that the old screed was unsuitable for applying a new durable and wear-resistant coating recommended for garage spaces.
Solution
Based on the inspection results, it became clear that the old base was beyond repair and required complete replacement. The only correct solution we proposed was a comprehensive approach: complete removal of the old coating along with the weakened screed.
Our plan included installing a new reinforced concrete base designed to handle continuous loads from vehicles and garage equipment.
